For most foreign clients we work with, the workspace decision is the second-most consequential setup choice after the entity-versus-EOR question — and the two are typically resolved in parallel. The move-in window is days rather than weeks. For most teams, from engagement to operational footprint is one to two weeks. The cost structure is higher per-square-meter than an unfurnished long-term lease, but the absorbed setup cost — IT, furniture, utility activation, reception staffing — typically makes the math favorable for sub-18-month deployments.

Coworking memberships
Coworking memberships are the lighter-touch option. Single-seat or small-team memberships in Yerevan’s coworking spaces give foreign employees a workable professional environment without committing to office space. This is the right answer for individual employees, distributed teams, and the early phase of a deployment where headcount has not yet stabilized.
Coworking is also useful as a transition: an employee can work out of a coworking space while a longer-term office is being set up, or while the deployment is in a market-entry pilot phase. Memberships convert cleanly into serviced offices when the team grows.
Full office build-out
For larger deployments — typically 15+ employees or longer than 24 months — the build-out option becomes the right answer. The economics shift: the per-square-meter cost of an unfurnished long-term lease is materially lower than a serviced equivalent, and the upfront fit-out cost is absorbed over a multi-year horizon.
Full build-out coordination includes:
- IT and telecom infrastructure setup
- Furniture procurement and delivery
- Security system installation
- Reception, meeting room, and common area layout

Virtual office services
Virtual office services provide a legal registered Armenian address, mail handling and forwarding, and phone answering — without a physical office footprint. This is the right answer for clients that need a registered Armenian presence (for entity registration, banking, or contracting purposes) but operate entirely remotely or have not yet committed to a physical space.
The virtual office is also a useful interim structure during transitions. An LLC can be registered with a virtual office address and then transitioned to a physical space later as the operation scales. The legal registered address can be updated when the physical office is established.
How workspace decisions integrate with the broader engagement
The workspace decision interacts with three other workstreams.
First, company formation. An LLC or branch needs a legal registered address. The virtual office is the default if no physical space is in place; the physical office address is the default once that space is established.
Second, Free Economic Zone residence. Where applicable, FEZ-resident entities typically operate inside zone-defined physical or virtual perimeters. The workspace decision is bound up with the FEZ decision for clients pursuing that structure.
Third, soft-landing engagement. The arrival logistics for relocated employees typically include orientation to the office location, transit routes, and the surrounding neighborhood. The build-out decision and entity formation
For clients who arrive in Armenia under a serviced office and progress through to a full build-out as the operation scales, the build-out decision typically coincides with the entity-versus-EOR transition. A 15+ employee team operating under an Employer of Record on a serviced office is signaling that the operational scale justifies committing to an LLC, a permanent office, and the structural setup that comes with both. We work the workspace and the entity decisions in parallel for clients at that inflection point so the move-in date, the LLC operational date, and the broader compliance posture align.
For shorter-horizon engagements that will not graduate to a build-out, the serviced office or virtual office remains the right answer for the full engagement duration. Not every deployment scales — and the workspace decision should match the actual time horizon rather than aspirational growth.
